As the primary headquarters of Telstra Australia, it also houses other blue-chip tenants such as Knight Frank, Employers Mutual, Pepper Money, and AEC. Despite the building’s age, it remains a leading-edge commercial facility thanks to a longstanding partnership with Frigcorp, which has delivered continuous upgrades to its security, access, HVAC, and system integration capabilities.

Frigcorp has proudly provided over 15 years of support, transforming 18 Smith Street into a benchmark for integrated, secure, and efficient building operations.

Integrated Security and Access Control Systems

Frigcorp has embedded a multi-layered, intelligent security infrastructure throughout the building to ensure both base building and tenant spaces are secure and future-proof:

  • Comprehensive Security System Deployment
    We have installed and continuously upgraded surveillance systems throughout the building. This includes high-definition security cameras, secure data storage, and remote access capability for facility managers.
  • OneCard Access System with Encryption
    A fully integrated OneCard access control system allows tenants, including Telstra’s TelstraOneCard, to enjoy secure and seamless movement across the building. This system uses advanced encryption protocols and supports zoned access, audit logs, and custom access schedules, tailored to each tenant’s specific requirements.
  • Base Building and Tenant Systems Integration
    The building operates on a dual-ecosystem framework, with secure database-level separation between base building systems and individual tenant networks. From a user-level interface, however, systems are fully integrated and streamlined, providing a cohesive user experience for both operators and occupants.

Destination Control Elevators & System Control Upgrades

  • Lift Modernisation with KONE & HLI
    The building underwent a lift upgrade featuring KONE elevators equipped with HLI Destination Control. Frigcorp developed the integration layer, linking the destination control system with the base building network, enabling intelligent dispatching, improved access control, and operational analytics.
  • After-Hours Air Conditioning (AHAC) System
    Frigcorp designed and deployed a custom AHAC solution, allowing tenants to request after-hours air conditioning services through an intuitive interface. The system logs usage and automatically applies billing per tenancy, improving energy efficiency and cost transparency.
